All properties marketed for sale require a Home Information Pack (HIP) by law. HIPs can help prospective buyers decide whether to buy and more importantly speed up the buying process:  The documents usually requested by the buyer's solicitors after an offer is accepted are already in place. The HIP is passed on to solicitors or potential buyers by the estate agent (or the owner where there is no agent).

Each HIP must contain the following:-

• A copy of the lease
• Most recent service charge accounts and receipts
• Building insurance policy details and payment receipts
• Regulations made by the landlord or management company not mentioned in the lease
• Memorandum and articles of the landlord or management company

WHEN ARE HIPS NOT REQUIRED?

Packs are not required for properties that are:

• Unsafe and not fit for human occupation
• Due to be demolished
• Sold without vacant possession
• Non-residential
• Used as holiday or seasonal accommodation
• Mixed use (e.g. a shop and flat above) and being sold as one lot dual use (e.g. a property that can be used for residential and non-residential purposes at the same time such as a guesthouse)
• Part of a private sale (where the property is not marketed)
• Part of the sale of a property portfolio

HOW LONG IS A PACK VALID?

The Evidence of title and the searches cannot be over three months old when a property is first marketed. Energy Performance Certificates cannot be more than 3 years old before being included in a HIP.

WHO OWNS THE HIP?

YOU DO. You can sell privately and you are free to change estate agents with HIPs we provide. Estate agency fees will be lower too.

BEWARE: Some estate agents offer HIPs which cannot be transferred between agents, should you wish to change so always read the small print!

In rare cases, unregistered properties require an Epitome of Title which can be produced by our solicitor. This will incur an extra charge of £50. Hard copies are not required by solicitors and, as the HIP is a lengthy document, printing is not advised. We can however, provide a hard copy of your HIP for an extra £15 per copy.
